Our community is pet-friendly and we welcome your furry companions as part of our resident family. Please note that we do have breed restrictions in place for non-emotional support animals (non-ESA pets) in accordance with our community guidelines. We offer a variety of thoughtfully designed apartment homes to fit different lifestyles, including micro units, one-bedroom, two-bedroom, and three-bedroom floorplans. Select two and three bedroom layouts also feature spacious townhome-style options for residents seeking additional space and privacy.

Bayou on the Bend is located in Houston’s Washington Corridor area, just northwest of Downtown, and is commonly noted as part of the Rice Military area along Memorial Drive.

Bayou on the Bend offers a unique blend of modern luxury and resort-style living in Houston’s Washington Corridor, near the Rice Military area along Memorial Drive. We feature a variety of floorplans that offer classic and newly upgraded features to fit a variety of aesthetic looks desired. Our community also includes a six-level parking garage, pet-friendly features, and a robust resident events program with 2–4 curated events each month. Our strikingly unique studio, one, two, and three-bedroom apartments in Houston, TX, feature open-concept floorplans with 10-13 foot ceilings and stylish kitchens. Enjoy walkable nature trails at Buffalo Bayou Park while still being in the most ideal location for Houston living.

We do not offer furnished apartment homes at our community. However, for residents who are interested in furnishing their space, we can provide information for Cort Furniture so you may explore convenient rental furnishing options independently if needed.

Our community is a non-smoking community, and smoking is strictly prohibited throughout all apartment homes, common areas, and amenity spaces.

Leasing and Application Process

Scheduling a tour is easy and convenient. Prospective residents can book a tour directly through our website at bayouonthebend.com, via third-party platforms such as Apartments.com or Apartment List, or by calling our leasing office. Our team will be happy to assist in scheduling an appointment that works best for you.

To complete an application, we require the following: signed Privacy Policy, Qualification Acknowledgement, a completed rental application, and supporting income documentation for all applicants. These materials help us efficiently process and verify each application. For any questions during the application process, our leasing team is happy to assist.

Our community requires verifiable income equal to at least three times the base monthly rent, based on the combined gross income of all applicants in the household. For guarantors, verifiable income must be at least five times the base monthly rent. These requirements are outlined in detail on our Resident Qualification Acknowledgement, which is provided for review during the application process.

To apply, please visit our website at bayouonthebend.com and navigate to the Floorplans page. From there, select your desired floorplan and available unit based on your preferred move-in date and pricing, then click the “Lease Now” button to begin the application process. Our team is also available to assist if you have any questions along the way.

Yes, we require at least $300k of liability insurance at all times while you reside at Bayou and all leaseholders must be listed on the policy. We recommend E-Renterplan if you're looking for a provider, but you are able to use any company you prefer. Please note: we do require our community to be listed as a 3rd party/Interested party on your insurance.

Our approval process typically takes between 24–72 hours. Processing times may vary depending on how quickly all required application documents and information are submitted and completed. Once all requirements are received, our team works efficiently to review and finalize applications as promptly as possible.

We do offer short-term lease options starting at 6 months, depending on current availability. For the most up-to-date options and pricing, please contact our leasing office or check available listings on our website.

We require background and credit checks for all leaseholders as part of our application process. These screenings are completed through a third-party provider and are subject to approval. Please note that the credit bureau used for evaluation is selected at random.

Pricing, Fees, & Deposits

Utilities are not included in the base rent and are billed separately on a monthly basis, in addition to your rent. For a detailed breakdown of utility charges and other community-related fees, please refer to our Community Fee Guide available on our website.

Residents are responsible for water/sewer, electricity, and internet services. These utilities are billed monthly and added on top of your base rent, with all charges due to the property as one combined payment on the 1st of each month. For a full breakdown of all monthly, one-time, and situational fees, please refer to our Community Fee Guide available on our website.

Rent can be paid online through our resident portal, by cashier’s check, or through approved third-party payment systems available at e-MoneyGram locations. All rent payments are due on the 1st of each month. For any questions regarding payment methods, please contact the leasing office.

Move-In, Lease Terms

We offer lease terms ranging from 6 to 15 months, subject to availability. For the most current options, please contact the leasing office or review available lease terms when selecting your apartment home online.

In order to ensure a successful move-in and receive the keys to your new apartment home, all required items must be completed prior to move-in. This includes providing a cashier’s check for full payment of rent, fees, and deposits as outlined by the office team; proof of valid renters insurance meeting all community requirements; completion and approval of your pet screening profile (if applicable); confirmation of a Jetty bond if utilized; and all lease documents, addendums, and property paperwork fully signed and executed. Once all requirements are satisfied, our team will finalize your move-in and welcome you home.

We do not allow subletting or lease transfers. However, residents are permitted to transfer to a different apartment home within the community. Transfer eligibility requires that the resident has completed at least 6 months of their current lease, re-submission of verifiable income documentation to meet qualification standards, and payment of a transfer fee. Please note, the transfer fee will be waived if the transfer occurs within the final 30 days of the current lease term. We require a 60-day written notice to vacate prior to moving out of the community. The 60-day notice period cannot end prior to your lease end date as outlined in your lease agreement. If any portion of the 60-day notice period extends beyond your lease end date, those days will be billed at the month-to-month (MTM) rate. Early termination options may be available in the event of a sudden or unexpected move; however, these options include additional requirements and associated fees. Amenities & Lifestyle

Our community is thoughtfully designed to provide residents with a modern, elevated living experience featuring upscale comforts, stylish interiors, and resort-inspired spaces. Residents enjoy access to premium community amenities including a beautifully appointed resident lounge and clubhouse, a resort-style infinity-edge pool and spa, and an impressive rooftop pool with 360 views of Houston; perfect for relaxing, entertaining, or enjoying the outdoors. We proudly welcome pets in our community and offer several amenities designed with your furry friends in mind. Residents can enjoy our on-site pet park, convenient pet waste stations located throughout the property, and a dedicated pet washing station to help keep pets clean and comfortable. Inside select apartment homes, residents can enjoy luxury features such as soaring 10’–13’ ceilings, designer interior finishes, updated kitchen cabinetry, oversized walk-in closets, deep soaking tubs, and unique architectural details that create a sophisticated and comfortable living environment.

We also offer spacious townhome floorplans for residents seeking additional space and a more private residential feel.

While many of our community amenities have designated operating hours, our fitness center is the only amenity available to residents 24 hours a day, 7 days a week. This allows residents the flexibility to work out on their own schedule, whether early in the morning, late at night, or anytime in between. For current hours of operation for all other amenities and common areas, please contact the leasing office.

Residents may reserve our conference room free of charge for up to four hours by submitting a reservation request through the resident portal. This space is ideal for meetings, remote work, or small gatherings. Our lobby and clubroom area are also available to reserve for private events and larger gatherings. Please note that reservations for these spaces do require a rental fee as well as a refundable deposit. For pricing, availability, and reservation guidelines, residents are encouraged to contact the leasing office for additional details.

Wi-Fi access is available throughout our common areas for resident convenience, including shared community spaces designed for working, relaxing, and socializing. Residents can stay connected while enjoying the clubhouse, lounge areas, and other amenity spaces within the community.

No, we unfortunately do not have guest suites available at this time.

We do not have EV chargers at the moment, but are working to hopefully add this amenity soon.

Residents have access to convenient bike storage located on the lower level of the community. To help keep bicycles secure, residents are required to provide and utilize their own bike lock when storing their bicycles in this area.

Our community does not offer package storage services at the moment. All deliveries are made directly to each resident’s apartment door for convenience. Please note that the leasing office is unable to accept or hold packages on behalf of residents.

Our community is proud to foster a fun and engaging resident experience by hosting approximately 2–4 resident events each month. Events may include favorites such as Plants & Prosecco, food trucks, holiday-themed celebrations, chef-prepared meals, crawfish boils, brunch gatherings, raffles, and more. These events are a great opportunity for residents to connect with neighbors, enjoy unique experiences, and build a strong sense of community.

Guests

Guest parking is available in designated areas throughout our parking garage, as well as in a limited number of spaces conveniently located near the leasing office. We ask that all guests park only in marked guest parking areas to help ensure availability and compliance with community parking guidelines.

Guest access to the community is managed through our resident mobile app, which allows residents to provide secure entry for visitors as well as issue time-limited guest passes. This system also enables convenient remote access control for added flexibility and security. For the safety and comfort of all residents, guests must be accompanied by the resident at all times when utilizing any amenity spaces within the community.

Restricted breeds (including full or mixed breeds) are as follows: Pit Bull Terriers/Staffordshire Terriers, Doberman Pinschers, Presa Canarios, Alaskan Malamutes, Rottweilers, Chow Chows, Akitas, and Wolf Hybrids. Please note that approved Emotional Support Animals (ESAs) are not subject to breed restrictions in accordance with applicable guidelines. To renew your lease, simply respond to the renewal offer sent by our on-site team. From there, you can select your desired lease term and complete the process by signing your renewal lease agreement. For any questions or assistance during renewal, our leasing team is happy to help.

Maintenance requests can be submitted quickly and easily through our online resident portal. Residents may also contact the leasing office by email or phone for assistance. Our team is committed to addressing service requests promptly and efficiently.

We offer an online resident portal that provides convenient, 24/7 access for residents to manage their account. Through the portal, residents can easily pay rent, submit maintenance and service requests, and stay up to date with important community information all in one place. We also participate in the Bilt Rewards program, allowing residents the opportunity to earn rewards on rent payments, as well as on select local businesses and services through the Bilt network.

While we do not currently offer dedicated services or amenities specifically designed for remote workers, we do provide a conference room that can be reserved for meetings or focused work sessions.
